Two Stories vs. Three

Two KB Home Collections • Two Very Different Ways to Live
Poppy is a single KB Home collection, so there are no smaller named subdivisions hidden inside it. The neighborhood comparison that actually helps a buyer is Poppy versus Quinn — the neighboring KB Home collection that opened at the same time and shares the same general FivePoint Valencia setting.
Both are detached single-family communities, both use rear-garage designs, and both give residents access to the larger Valencia master plan. But the similarities stop quickly. Poppy is made up of compact two-story, three-bedroom homes from about 1,419 to 1,719 square feet, while Quinn jumps to four-bedroom homes from about 2,105 to 2,665 square feet and adds a third story.
That difference makes the choice unusually clear. Poppy is better aligned with buyers who value a smaller footprint, a lower published entry price and two-story living. Quinn is aimed at households willing to pay more for substantially more interior space and vertical separation.
Start with Poppy, compare Quinn, then look at the immediate neighborhood setting and the practical differences that matter before you visit the models.
Poppy is the smaller-footprint choice, combining detached-home privacy with floor plans that stay intentionally manageable.
Poppy offers three plans: approximately 1,419, 1,604 and 1,719 square feet. Every plan has three bedrooms, 2.5 bathrooms and a two-car garage. The homes are two stories, with open-concept main living spaces and the bedrooms and laundry upstairs.
The rear-garage layout is an important part of the streetscape. Instead of making garage doors the dominant front-yard feature, the design creates a more residential front elevation and pedestrian-oriented feel. The largest plan adds a loft, giving buyers extra flex space without moving into a much larger home.
FivePoint currently publishes Poppy from the mid $700,000s. Buyers should remember that KB Home's advertised base price can differ substantially from the finished cost after homesite premiums, solar, exterior choices and Design Studio selections are added.
Current pricing, release schedules, homesite premiums, solar costs, incentives and design choices are time-sensitive and should be verified for the specific property.
Quinn sits beside Poppy but serves a very different buyer, offering roughly 400 to 950 more square feet and an additional bedroom.
Quinn's three current plans are approximately 2,105, 2,361 and 2,665 square feet. Each provides four bedrooms, 3.5 bathrooms and a two-car garage. KB Home describes Quinn as a three-story single-family collection, creating more separation between living, sleeping and flexible-use areas than Poppy's two-story format.
The largest Plan 2665 includes features such as a spacious great room, office, kitchen island, walk-in pantry, walk-in closets and optional exterior configurations with balconies. That scale can appeal to larger households or buyers who want dedicated work and flex space without leaving the immediate neighborhood.
FivePoint currently publishes Quinn from the mid $800,000s. That higher entry point should be evaluated against the additional square footage, fourth bedroom, third story and the specific homesite and personalization package being offered.
Quinn is included because it directly adjoins Poppy and shares the same KB Home sales location. PoppyValencia.com remains focused on Poppy buyers and Poppy homes.
Poppy and Quinn are located near West Magic Mountain Parkway and Golden Yarrow Street in a newer portion of Valencia by FivePoint. Local neighborhood mapping places both beside the Lumin collection, with additional new-home neighborhoods, trails, parks and future development continuing to shape this side of the master plan.
The floor plan is only one layer of the decision. Poppy's value can change meaningfully depending on the lot, design selections, solar arrangement and how the home relates to neighboring streets and future construction.
Poppy keeps daily living within two levels. Quinn adds a third story, which creates more separation and more square footage but also means more stairs in everyday life.
Both collections use rear-garage configurations. Buyers should study driveway access, alley relationships, visitor parking and how the homesite functions beyond the model-home presentation.
KB Home's Design Studio gives buyers meaningful choice, but flooring, counters, cabinets, lighting and other selections can move the final price well above the published base figure.
Poppy and Quinn sit within Valencia by FivePoint, providing access to community parks, pools, recreation centers, trails, pathways and gathering spaces outside the individual homesite.
The two communities share a builder and location, but their size, vertical layout and current published pricing make them distinct choices.

Poppy makes sense when three bedrooms are enough and the goal is to keep the home more compact, the staircase count lower and the published entry price below Quinn. It can be especially attractive to first-time buyers, downsizers and households that would rather use FivePoint's shared amenities than pay for unused interior square footage.
Quinn becomes more compelling when a fourth bedroom, office or flex areas, additional storage and greater separation among living spaces justify the larger home. The right answer is not automatically the bigger house — it is the house whose layout, homesite and final cost fit the buyer's actual life.
