Poppy at Valencia is a new KB Home neighborhood offering detached single-family living in a relatively compact footprint. The community opened in summer 2026 within Valencia by FivePoint and gives buyers another option between attached townhome living and the much larger detached homes found in some of the master plan's other new collections.
Poppy has three two-story designs ranging from approximately 1,419 to 1,719 square feet. Every plan provides three bedrooms, 2.5 bathrooms and a two-car rear garage. Kitchens and great rooms anchor the first floor, while bedrooms and laundry are upstairs. The largest plan adds a loft for extra flexible space.
For many buyers, the appeal is the combination: a detached home with modern construction, a lower-maintenance scale and access to the broader FivePoint Valencia amenity network. Poppy also sits beside Quinn, another KB Home collection that offers substantially larger three-story homes for buyers who need more space.
Poppy is intentionally more compact than many detached new-home collections in Valencia. That can be an advantage for buyers who value efficient space, easier upkeep and the privacy of a detached residence without paying for rooms they do not need.

Poppy's published base price is only the starting point. Homesite premiums, exterior elevations, structural choices, Design Studio selections, solar, HOA dues, Mello-Roos or other special taxes, financing programs and construction deadlines can all affect the final cost of a home.
KB Home's personalization process is one of Poppy's strongest attractions, but buyers should distinguish between what is included, what is optional and what can still be selected at the construction stage they are entering. Two homes built from the same plan can end up with meaningfully different total costs.

KB Home identifies the Newhall and William S. Hart school districts for Poppy and currently lists Oak Hills Elementary, Rancho Pico Junior High and West Ranch High as nearby schools. School attendance boundaries and enrollment can change, so buyers should verify the actual assignment for the specific Poppy address they are considering.
