The best current Poppy indicators are KB Home's published community pricing, the three available floor-plan choices, homesite releases, personalization costs and move-in-ready inventory. Broader Valencia resale statistics are useful for context, but they include established neighborhoods, attached homes, older detached homes and other new-construction communities and should never be presented as Poppy-only data.

The current question is not "What have Poppy homes been reselling for?" because that history does not exist yet. The useful questions are which homesites are being released, what the base price is when a buyer contracts, how much personalization and solar add to the purchase, whether a homesite premium applies, what financing incentives are available and how Poppy compares with other new homes in Valencia.

Where Poppy Sits in Valencia New Construction

Poppy occupies an interesting middle price band within today's Valencia new-home market. It starts above several collections in the upper-$600,000s and low-$700,000s, while remaining below larger communities such as Quinn, Lark, Esprit, Sutton and Hollis. For buyers who specifically want a detached home with a smaller footprint, that positioning can be more meaningful than comparing raw square footage alone.

Over the three months ending June 2026, Redfin reported a Valencia median sale price of $775,730, down 10.8% from the same period a year earlier. Homes sold in about 47 days on average, while the median sale price per square foot was $452.

Valencia's sale-to-list ratio was 99.6%, with 37.7% of homes selling above list price and 33.0% of listings showing price drops during the reporting period. Those figures describe the broader Valencia resale market, not Poppy itself.

Poppy's advertised entry point happens to sit near Valencia's broad resale median, but the comparison is only a starting point. Poppy is brand-new construction with a smaller detached-home footprint, builder-controlled releases, personalization choices, solar requirements and new-community ownership costs. A resale median cannot capture those differences.

Base Price Is Only the Beginning

Poppy's mid-$700,000s starting point can be attractive, but the contracted price depends on more than the floor plan. Homesite premiums, exterior selections, interior upgrades, solar, association fees and financing structure can materially change the total cost.

Because KB Home emphasizes personalization, a buyer should compare the complete package rather than only the published starting price. Ask which features are included, which are design-center upgrades, what decision deadlines apply, and whether a different homesite or construction stage changes the economics.

Poppy is too new to have an established resale market. Early Poppy resales will initially compete with KB Home's remaining new-home releases, personalization options and any builder financing incentives available at that time.

The competitive picture usually changes as builder inventory declines and completed homes begin establishing actual neighborhood resale data.
