Personal Approach

Victoria Beliso believes real estate representation should be personal, informed and practical. She works directly with clients from the first conversation through closing, helping them understand the property, the contract, the numbers and the decisions that can affect long-term value.

A Los Angeles native, Victoria has lived in San Gabriel, Toluca Lake and Valencia. That Valencia connection gives her a useful perspective for buyers considering Poppy — not only as a new KB Home collection, but as part of the larger Santa Clarita Valley and the evolving Valencia by FivePoint master plan.

Victoria has worked full-time in real estate since 2008, representing buyers, sellers and investors throughout Southern California. Her approach is straightforward: identify what matters most to the client, compare the real tradeoffs, negotiate the details and keep the transaction moving without losing sight of the bigger picture.

A SOUTHERN CALIFORNIA STORY Prepared to

Perform Under Pressure

Victoria's background did not begin in real estate. Growing up in Southern California, she spent part of her early life in entertainment as a Disney Mouseketeer and competed nationally and internationally as a baton twirler, earning championship titles along the way.

Those experiences built habits that translate naturally to real estate: preparation, discipline, timing, attention to detail and the ability to stay composed when the stakes rise. Those qualities matter when a competitive offer needs to be structured, an inspection raises questions, a deadline tightens or a new-construction purchase introduces decisions on financing, design selections and timing.

Victoria's business has grown through repeat clients and referrals. She values the long-term relationships that come from clients knowing they can reach the person actually representing them rather than being passed through layers of assistants or sales staff.

What You Can Expect

Victoria's Approach

Good representation should make the transaction clearer, not noisier. Victoria focuses on information, strategy and the details that can materially affect the purchase or sale.

01

Direct Communication

Clients work with Victoria directly. Questions, negotiations and important decisions are handled personally rather than disappearing into a large team structure.

02

Whole-Cost Comparison

Especially with new construction, the base price is only the beginning. Victoria helps buyers compare homesite premiums, options, upgrades, solar, financing incentives, HOA costs and other terms that shape the real purchase price.

03

Home-by-Home Analysis

Two homes using the same floor plan can differ meaningfully because of lot placement, orientation, yard usability, neighboring construction, included options and future resale appeal.

04

Long-Term Perspective

A new home should work on move-in day and years later. Victoria helps buyers think beyond the model-home presentation to livability, ownership cost and future marketability.

Local Perspective

Poppy, Valencia & Greater L.A.

Poppy occupies a distinctive position within Valencia by FivePoint: detached homes with a relatively compact footprint, three two-story plans and the ability to personalize many aspects of the home through KB Home. For the right buyer, that can offer a different balance of privacy, space and price than larger nearby collections.

Buying Poppy?

Independent Guidance Matters in New Construction

Poppy's three KB Home plans are straightforward on paper, but the purchase can become more complicated once homesite selection, structural choices, interior options, solar, upgrade packages, financing incentives, HOA obligations and special taxes are added to the discussion.

Victoria can help you compare Plan 1419, Plan 1604 and Plan 1719, evaluate which upgrades are worth paying for, consider homesite position and yard usability, and understand how Poppy compares with neighboring Quinn and other FivePoint Valencia choices.

The builder's sales representatives work for the builder. If you want Victoria involved as your buyer's agent, contact her before your first model-home visit or online registration so builder representation requirements can be addressed correctly from the beginning.
